From a vision to results: Building a sustainable future in Peru
3 min readInvestors, Customers

In recent years, sustainable apartments in Peru have gone from being a trend to a fundamental requirement of the real estate sector. In a global context focused on decarbonization and resource efficiency, building green homes responds to the commitment to improve families' quality of life, strengthen cities and protect the environment.
In Peru, this path gained momentum with the Mivivienda Sostenible program of the MIVIVIENDA Fund. In line with this vision, at Los Portales Departamentos we began a comprehensive strategy to incorporate international environmental certifications (EDGE) from the design and construction stage of our buildings.
A track record of excellence in sustainable construction
Los Portales' commitment is reflected in internationally backed milestones:
First steps: Environmental certification of the Gran Colonial and Mirador del Golf I projects.
Global leadership as EDGE Champions (2023-2025): The International Finance Corporation (IFC), a member of the World Bank Group, recognized us as an EDGE Champion for certifying more than 80% of our future portfolio.
Pioneers in Social Housing: The Gran Central Colonial I project made history as the first Social Housing project in Peru with EDGE Advanced certification, achieving savings of more than 40% in energy and water.
What is EDGE certification and how does it optimize our homes?
The international EDGE certification (Excellence in Design for Greater Efficiencies) evaluates and guarantees a building's efficiency across three main areas:
Water savings
Energy savings
Reduction of carbon footprint
Measurable results: environmental impact and figures as of 2026
Our results translate into audited figures and concrete projections for 2026:
1. Projects with EDGE Advanced Pre-Certification
11 buildings and 1,892 homes in the design and construction process under the EDGE Advanced standard.
+163,344 m³ of future water savings per year.
+8,099 MWh of future energy savings per year.
+2,174 tons of CO₂ avoided annually in the operational stage.
2. Projects with Final Certification
14 buildings and 1,787 homes fully certified.
159,972 m³ of water saved per year (equivalent to 159.9 million liters of water or 64 Olympic swimming pools).
4,484 MWh of energy saved annually.
2,293 tons of CO₂ avoided per year.
Equivalent impact as of 2026: These savings avoid the annual electricity consumption of 405 homes and are equivalent to taking 485 gasoline vehicles off the road each year (substantially exceeding the 134 homes and 366 cars recorded in 2023).
FREQUENTLY ASKED QUESTIONS ABOUT SUSTAINABLE APARTMENTS
What are the benefits of buying an apartment with EDGE certification?
Buying an apartment with EDGE certification guarantees lower monthly water and electricity consumption, greater thermal comfort at home and access to preferential mortgage loans such as the MiVivienda Verde Bonus.
What is the difference between EDGE and EDGE Advanced certification?
Standard EDGE certification requires minimum savings of 20% in water, energy and embodied carbon. EDGE Advanced certification requires energy savings of at least 40% in the building's operational stage.
Building with people and the planet in mind
Beyond the numbers, every green apartment ensures a more efficient, healthier and more affordable home for Peruvian families. At Los Portales we reaffirm our goal of leading sustainable building in the country, showing that building better spaces is the key to building a better future.
